June:  The total number of closing this month reduced by 4.  The average sold price of real estate properties was $215,000 with almost 2200 square feet.  The bargain of the month was a home that sold for $140K.  This property was built by Dr Horton and featured; 3 bedrooms, 2 bath, built in 1996, 1661 square feet with a covered patio.  The property was a bank owoend home and received an offer within 30 days and sold $6000 below list price.

In terms of cost per square footage, the most expensive property sold at $295,000 with 1900 square feet.  This house showcased a private pool, was on a large corner lot, fireplace, shutters, granite counter tops, separate tub and shower in the master bedroom, covered patio with addtional seating and a built-in b-b-q.

May: 14 properties are in the Arizona MLS for sale.  The most affordable property is a short-sale that will require the lender and owner agreeing to terms before final approval.  This property is listed for $157,500 with just under 2000 square feet with a private pool.

The most expensive home in his community is listed for $795,000 with 3400 square feet featuring 5 bedrooms and 3 full baths on a culdesac. This home is a waterfront lot home with many features such as: a full bath downstairs; gas fireplace, boat dock, custom fencing, covered patio with a private heated pool. 

The average house that is actively on the market in the subdivision of Lakewood is priced at $300,000 with 2500 square feet, which comes to $111 a square foot. 

April 2011: 23 homes are for sale in the subdivision of Lakewood in Ahwatukee Phoenix AZ.  The average home is listed for $266,000 and features 2400 square feet.  The average list price per square feet is $108 with and average of 65 days on the market.

Homes Sold in the Community of Lakewood 85048:

March: 7 homes sold with an average selling price of $193,000 with 2000 square feet.  The least expensive property closed at $139K and featured 3 bedrooms, 2 bath and just over 1400 sqft.  4 of the homes had a private pool and the property which costs the most per sqft sold at $276K with a little over 2300 square feet with 4 bedrooms.  This house also featured a pool and was nearby to a greenbelt and walking paths.

Feb:  Just like last month, 3 properties closed.  All 3 properties featured a private pool.  The features of each home:

Property # 1: Sold for $190,000; 3 bedroom, 2 bath 1900 square feet and built in 1986.  The property was a bank owned property and on the market for 14 days.  It sold 9K under asking price.

Home # 2: This property sold for $240K with 4 bedroom, 3 bath with 2000 square feet and built in 1995.  The property was on the market for 10 days and sold lower than asking price.

Home # 3:  The most expensive home in Lakewood that sold @ $332,000 with 4 bedrooms, 3 bath, 2500 sqft and built in 1987. 

Jan: 3 homes sold in this lake featured community with an average price of $313,000 with 2400 square feet.  Property # 1 sold for $253,000 that features 3 bedroom, 2 bath with 2200 square feet and built in 1992.  This property was on the market for over 180 days and the original asking price was $295,000.  This property was not a short-sale or bank owned but a traditional sale.

Property # 2 was a single level home that sold for $280,000.  This property contained 2700 square feet with 4 bedrooms. The property was located next to greenbelt and sold under 60 days. 

Home # 3 was also a single level home with 2300 square feet with a waterfront - lakeside lot with a private pool which sold for $406,500. 

Dec: 6 properties closed this month with an average of $207,000 with 2000 square feet and selling at 96 % of list price.  The most luxurius home sold for $250,000 with just over 2500 square feet. 

Nov: 4 houses sold with an average of $150,000 with 1800 square feet and selling at 84% of list price.  The most affordable home closed at $115,000 with 1700 square feet and the most expensive property sold at $175,000 with 1700 square feet.  The other two homes featured private pools and sold for $148,000 and $162,000.     

Oct 2010: 5 homes sold this month with an average price of $270,000 with 2100 square feet. 

• 1 house was a short-sale that sold for $213,000 with 2200 sqft.
• 1 was a foreclosed home that sold for $260,000 with 2600 sqft.
• 2 were regular sales with an average price of $330,000 with 2,000 sqft.

Characteristics of homes in Lakewood:

Most of the homes were built from 1986 to mid 1990's and a few as recently as 2011 as The Cottages in Lakewood is a new community.  Homes range from 1400 square feet to just under 3900 square feet.  There are waterfront / lakeside properties and well as condominiums / apartment style properties within the subdivision.
